CozyHomes and Knight World Realty Partner to Streamline Malaysia’s Rental Market

The Property Guys (CozyHomes), a smart property management company, has signed a Memorandum of Understanding (MoU) with Knight World Realty, appointing the agency as its exclusive partner for tenant acquisition and rental placements across its managed portfolio.

The partnership aims to tackle long-standing challenges in Malaysia’s rental market — including prolonged vacancy periods and fragmented service offerings — by leveraging technology and agency expertise. Together, both companies target a 30% improvement in tenant placement speed across CozyHomes’ managed units.

The collaboration combines CozyHomes’ property technology and operational systems with Knight World Realty’s agency network, creating a seamless, end-to-end solution for landlords. From renovation and furnishing to tenant placement and ongoing management, each unit is styled by The Makeover Guys, known for modern, ready-to-rent property transformations.

“Our focus is on integrating technology with expert agency support to increase transparency and efficiency for landlords and tenants,” said Vincent Lim, Founder of The Property Guys (CozyHomes). “This partnership not only accelerates tenancy but also provides landlords with clearer operational insights and tenants with better-managed living environments.”

Through IoT-enabled serviced units, smart locks, and digital maintenance tracking, CozyHomes’ proprietary tech stack will integrate with Knight World’s network to reduce vacancy periods and optimise rental yields.

The collaboration also comes at a pivotal time as property rentals become subject to Malaysia’s expanded service tax from July 2025, heightening the need for transparent and systemised operations.

CozyHomes and Knight World plan to expand beyond the Klang Valley, with a target of managing 1,000 units by 2026. Both parties have indicated openness to regional collaborations under similar partnership models in the future.
